Downtown still runs along Glen Street and School Street, and a lot of the surrounding blocks sit on land that used to belong to Gold Coast estates, the Pratt family holdings among them, before it was subdivided for housing. The result is a mix nobody else on this list has: older city-grid homes downtown and larger, wooded lots on the estate-era streets just outside it.

What Glen Cove rooflines are actually like

The downtown blocks near Glen Street have older, closer-set homes with steep Victorian and early-1900s rooflines, gables, and porch roofs that eat more time per foot than a plain ranch. Head out toward the old estate streets around Dosoris Lane or up near Garvies Point and the lots get bigger, the driveways get longer, and the trees get older and taller, oaks and evergreens that were probably already mature when the estates were still estates. Glen Cove is also hilly the way most of the North Shore is, so a level lighting line on a sloped roof takes an extra measurement most flat towns don’t need.

A little. Homes built into the hillside above the harbor often have a walkout level or a roofline that sits higher than the street on one side, so the crew adjusts ladder placement and anchor points for that side of the house.
