Why exterior lighting matters on a Long Island listing

Twilight shots are a standard part of a listing photo package now, and they only work if there is something to see. An unlit facade at dusk photographs as a dark rectangle with a bright sky behind it. Uplighting on the front elevation, a couple of wrapped or grazed trees, and a lit path give the photographer something to expose for.

Evening showings have the same problem in reverse. From November through March, most weeknight showings on Long Island happen after dark. The buyer’s first impression of the property is a driveway they cannot see the end of and a front door they are feeling for. That is not a small thing on a house priced at the top of its comp set.

None of this changes the house. It changes whether anyone can see it during the half of the day when your showings actually happen.

What we do for a listing

1. Facade and landscape lighting

Low-voltage LED uplighting on the front elevation, grazing on stone or brick, moonlighting down through mature trees, and path lighting along the walk to the door. This is the work that makes a twilight photo look professional instead of dim. It is also the option a seller is most likely to keep, since it stays useful after the sale.

2. Permanent LED roofline lighting

An app-controlled track mounted under the fascia, so the roofline can be lit warm white for photos and showings and switched to holiday colors in season. It is a one-time install that typically runs $2,500 to $9,000 on a small to medium home, with no minimum job size. For a seller who is staying in the area or a builder finishing a spec home, it is a real feature, not a staging expense.

3. Christmas lights for a winter listing

If the house is on the market in December, a proper Christmas light display is the cheapest curb appeal available. Full-service Christmas light installation starts at a $1,000 minimum, with most Long Island homes running $1,400 to $2,100 based on 158 real quotes. Design, commercial-grade lights, installation, mid-season repairs, takedown, and storage are all included.

4. String and bistro lighting for the back of the house

Bistro and cafe-style string lighting over a patio, deck, or pergola sells the outdoor living space in a photo the way nothing else does, especially on a property where the backyard is the reason the house is worth the number.

What does it cost, and who pays?

Landscape and facade lighting is quoted per property after we look at the house, because a 30-foot ranch elevation and a 90-foot colonial with four mature oaks are not the same job. Christmas light installs follow the published residential ranges above. Permanent systems run $2,500 to $9,000 for a small to medium home.

What moves the price	Why

Who pays is between you and your seller. We quote the property and invoice whoever signs. Agents who do this regularly usually have the seller pay it as a staging line item, the same way they pay for photography.

Working with agents and photographers

We schedule to the shoot. Tell us the photographer’s date and the install lands before it, not the same afternoon.
Certificate of insurance on request, which matters if the property is in a gated community or a co-op, or if the seller has already moved out and the listing is being shown by lockbox.
We do not need the seller home. Exterior work only, and we can coordinate access through you.
Repeat agents get routed together. If you list regularly in the same few towns, your properties go on the same crew route, which is faster and cheaper than one-off visits.
Honest scheduling. From late October through mid-December the holiday calendar is full, and we will tell you that on the phone rather than take a date we cannot keep.

I can use an app on my phone to control them, changing everything from the color, to the brightness level, pattern, speed and I can even set them to music!  I also set a schedule for the lights. The lights are so bright and colorful that you can notice them during the daytime, if they are on. I have been having fun playing with all of the lighting presets that come with the app, as well as creating my own. It’s great coming home to a brightly lit and colorful  house. For the overnight hours, I chose to schedule my lights to change to a warmer, dimmer light. The installation was flawless and it’s so nice that my husband no longer needs to climb onto the roof twice a year to put up and take down Christmas lights in the freezing cold. It’s April and I already set my lighting pattern for Christmas! How fast can you light a property before a shoot?

Outside the holiday season, usually within about a week of the walk-through, sometimes faster on a straightforward front-elevation job. From late October through mid-December the calendar is full with Christmas light installs and lead times stretch, so a December listing needs to be booked well before the photographer is scheduled. Does the lighting stay with the house when it sells?

It depends on what you install. Low-voltage landscape lighting and permanent LED roofline systems are installed as part of the property and stay. Seasonal Christmas light installation is a rental: the strands, clips, and connectors belong to us and come down at the end of the season. If the point is to add something a buyer will value at closing, choose landscape or permanent. If the point is to get through one winter selling season, choose holiday.

Can you light a vacant listing?

Yes, and vacant is often easier because there is no schedule to work around. We only need exterior access and a working outdoor outlet. For a vacant property we can put the system on a timer or a photocell so it runs at dusk without anybody there to switch it on, which matters for evening drive-bys and for the buyer who wants to see the street at night before they make an offer.

Will this help a listing that has been sitting?

It helps the specific problem of a house that does not show well after dark, which is common on wooded lots, long driveways, and north-facing elevations. It will not fix a pricing problem, and we are not going to pretend otherwise. What it reliably changes is the twilight photo set and the experience of a 5pm showing in January, both of which are real on Long Island for about five months of the year.

Do you work with builders on spec homes?

Yes. A finished spec home with an unlit facade is the same problem as a listing, with a longer runway. Permanent LED roofline lighting is worth a look on new construction, since the track is easiest to install before the site is fully landscaped, it typically runs $2,500 to $9,000 on a small to medium home, and it carries a limited lifetime warranty on the product with three years on labor.
