What a board actually needs from a lighting vendor
A board is not buying a display. It is buying the absence of a problem. The three things that go wrong every year are the same three things:
The vendor cannot produce a certificate of insurance, so the install slips two weeks. The invoice grows after the fact, so the line item blows the budget and somebody has to explain it at the next meeting. Or the lights are still on the entrance sign in March, and now a board member is calling a phone number nobody answers.

What does community Christmas light cost?
Community work is quoted after a walk-through, because an eight-unit condo entrance and a 400-home development with three gates are not the same job. Jobs start at the standard $1,000 minimum. What moves the number: how many entrances, how many buildings, the height of the clubhouse roofline, how many trees you want wrapped and how tall they are, and whether crews need to work around resident parking.
Two things usually save a board money. Book early, because pricing rises as the calendar fills toward the holidays. And quote the whole community at once rather than area by area across three seasons, since one mobilization covers more ground than three.

When does a board need to decide?
Get it on the September agenda. Community installs are scheduled before most residential work because they need daytime windows and coordination with a manager, and those windows are limited. A board that votes in November is usually choosing from what is left rather than the dates it wants, and pricing has risen by then. If your board meets quarterly, put the walk-through before the meeting so there is a real number to vote on.
Can you send a certificate of insurance to our management company?
Yes. Yule Love Lights is fully insured and a certificate of insurance is available on request, made out to the association, the management company, or both, with whatever additional insured language your documents require. Ask for it when you book and it goes out before the first crew visit. Our installers are also CLIPA-certified, which is the industry certification for Christmas light professionals. This is the item that most often delays a community install, so we handle it first rather than last.
Will crews be working while residents are coming and going?
Installs are scheduled around the communityโs traffic, usually mid-morning through afternoon on weekdays when the loop is quietest. Crews arrive in uniform and in marked vehicles, work one area at a time, and do not block the main drive or resident parking. Tell your manager to flag school bus times, trash pickup, and any resident with mobility access needs, and the route gets built around them.
Who pays if a resident complains about the display?
Nobody, because we fix it. If the board wants something changed after the install, tell us and we will adjust it. Changes to the agreed scope, like adding an area that was not quoted, get priced first so there is no surprise invoice. The one thing we will not do is change the design without the boardโs sign-off, since the person who called us is not always the person who approved the budget.
Do you do individual homes inside the community too?
Yes, quoted directly with each homeowner. Residential Christmas light installation starts at a $1,000 minimum, with most Long Island homes running $1,400 to $2,100 based on 158 real quotes. Many communities let us route the whole neighborhood on the same days, which is easier on everyone and keeps the street looking consistent. The association contract and the homeowner contracts stay separate, so the board is never responsible for a residentโs bill.
What happens in January?
Takedown starts in early January and is included in the price. Crews remove everything, take the clips off buildings and signage, and store the materials off-site until next season. Nothing stays up into February, nothing goes into your maintenance shed, and there is no separate removal invoice. This is the complaint boards most often have about the previous vendor, which is why it is written into the contract instead of sold as an add-on.
